What areas do you cover?

Agora Hawaii works across Oahu, with most activity in Honolulu — Kakaʻako, Waikiki, Ala Moana, Makiki, Pauoa Valley and Hawaii Kai. If you are looking somewhere else on the island, ask; if it is not a fit we will say so.

Do you work with first-time buyers?

Yes, regularly. A first condo purchase gets the same attention as a seven-figure sale — often more, because there is more to explain: maintenance fees, land tenure, reserve studies, house rules and what a lender will and will not accept.

What is the difference between fee simple and leasehold?

Fee simple means you own the land under the unit. Leasehold means you are buying the right to use it for a set term, with lease rent and a surrender date. Both trade on Oahu and price very differently. We flag tenure on every property we show you.

How do you price a listing?

From live Honolulu MLS comparables: recent closed sales in the building or immediate area, what is currently competing with you, and how long similar properties are taking to sell. Then we set a number that gets showings in the first two weeks, when attention is highest.

How long does a sale take on Oahu?

It depends on price band and property type. As one recent data point, the two-bedroom at Koula that Paul represented went from list to sold in 18 days. Financed purchases typically need another 30 to 45 days in escrow after an accepted offer.

Do you handle investment and multi-unit property?

Yes. Agora Hawaii’s roots are in property management, and Paul currently represents a two-home investment lot in Pauoa Valley. We look at rent potential, condition, zoning and holding costs, not just purchase price.

What does it cost to work with you as a buyer?

Compensation and agreements are discussed openly before you tour anything, and are set out in writing. There are no surprise fees, and you will know exactly who is paying what before you make an offer.

Do you speak languages other than English?
